Conducting inspections in rental properties are important for both the property owner and the tenant to ensure that the property is well maintained, that any repairs or maintenance required is identified and addressed and that all parties are meeting their obligations defined in the general tenancy agreement.

Detailed inspections are conducted and reported on at the commencement and completion of a tenancy.  There are also regular inspections conducted throughout a tenancy.

Entry Inspections
The Entry Inspection, and subsequent Entry Condition Report, is one of the most important documents pertaining to a tenancy. The Entry Inspection is conducted at the start of a tenancy to document the condition of a property before a tenant moves in. This process involves a thorough assessment and detailed notes and photographs, to create an official record of its state. This document is reviewed and agreed upon by the tenant and the owner (or owners representative).  It is stored as a reference for the duration of the tenancy.
Entry inspections are crucial because they establish a clear baseline for the property’s condition. This record protects both parties by preventing disputes over damage or wear and tear when the tenancy ends. Routine Inspections

When we conduct routine inspections we will provide a report with photographs to you via email and via your owner portal. We will also identify and report any maintenance issues that require attention.

Frequently Asked Property Management Questions

How frequently do you conduct inspections?

Answer

We first inspect a property at 3 months from the commencement of the tenancy. If the property is being well maintained then we will move to 4 monthly inspections. This strikes a nice balance between keeping a good eye on the property and providing the tenant with less intrusion. If the tenants are not meeting our standards of cleanliness then, by law, we can inspect every 3 months and we will do so.

What happens during a rental inspection?

The Property Manager checks the condition of the property, looking for signs of damage, maintenance needs, and compliance with lease terms. Tenants may also highlight any repair concerns.

Do tenants need to be present during a rental inspection?

Tenants are not required to be present, but may attend if they wish to do so.

How much notice must be given before an inspection?

Answer

Depending on the purpose of the inspection, the notice period ranges from 24 hours (e.g. repairs, show prospective tenants or purchasers, follow up inspections) to 7 days (routine inspection).

Can I, as the property owner, attend a property inspection?

Yes, you can, provided the appropriate notice has been provided to the tenant.
