property to assist us in fully assessing the property.

The rental appraisal process includes:
Step 1: Assess the property location, characteristics and condition
We assess the location of the property and the characteristics of the property, such as number of bedrooms, bathrooms, car accommodation, outdoor entertaining, yard space, other facilities like a shed or a pool.  We also look at the level of renovation and the condition of the property.
Step 2: Comparison with currently rented properties.
We review properties in the local area with similar characteristics and the amounts they are currently rented for, noting any differences in the characteristics or state of renovation as well as the timeframe when the rent was set to take into consideration changes in the market over time.
Step 3: Comparison with currently advertised properties
We review and compare properties currently advertised for rent in the local area, noting once again, any differences in characteristics and state of renovation to extrapolate where our property would sit amongst those currently available.
Step 4: Provide a rental range that reflects where we see the property renting in the current market.
We provide a Rental Comparative Market Analysis report and a formal rental appraisal letter stating the rental range we would expect to achieve in the current market.  Depending on the location and price bracket, the range we provide is usually within a $20 - $30 range.
Step 5: Assess the property location, characteristics and condition
We also provide our advice on any features or changes that could improve the rental appeal or the rental return on the property and how these changes would affect the rental return in dollar terms.

A rental appraisal should be conducted at any point where you are looking to put a tenant in or to renew an existing tenants lease.  You could also consider a rental appraisal before and after you make improvements to changes to a property which may impact the rental value.

How accurate is a rental appraisal and am I obligated to advertise my property at the appraisal you have provided?

A rental appraisal is an estimate of expected rental within an existing market.  A rental appraisal is done by evaluating comparable properties and local market conditions.  Our team are highly experienced and have good local knowledge.  Depending on the individual circumstances you may decide to offer a lower rental price (e.g. long term tenants, friends or relatives) or a higher rental price (testing the market for what you can obtain).  We will provide our experiences assessment, however, the amount you choose to advertise at will always be up to you, as the property owner.

Does it cost money to have a rental appraisal and am I obligated to have my property managed by you to have a rental appraisal?
